Oakton VA Median Home Price: What Portal Numbers Mean

Pull up Oakton on four real estate portals this summer and you will read four different medians. Movoto shows a July 2026 list median of $1.15M at $344 per square foot. Zillow's home value index sits near $1.10M. Redfin's March 2026 closed-sale median was $793,000. Redfin's January 2026 median was $635,000. None of these numbers are wrong, and none of them describe the home you are actually shopping for.

The reason matters, because buyers who anchor to the wrong number end up either overpaying for a segment they misread or walking away from a segment they could have won.

Four Medians, One 22124

The four figures measure four different things over four different windows. Movoto is showing active list prices in a single month. Zillow's ZHVI is a modeled estimate of typical home value across the full stock. Redfin's median is closed sales during a specific period, and in a community the size of Oakton, that period is small. Redfin's Oakton housing market page reported a March 2026 median sale price of $793,000, 34 homes sold, a 25-day median days-on-market figure, a 101.5% sale-to-list ratio, and 52.9% of homes selling above list price.

Thirty-four sales. That is the number to hold in your head. When a month closes 34 transactions and the inventory ranges from a $310,000 condo to a $2M+ custom detached, the median swings on the mix, not the market.

Zillow's home value index is a model. Redfin's median is a headcount. Movoto's list median is a wish. Read them as three different questions with three different answers, not as three votes on one truth.

What A 34-Sale Month Is Really Measuring

One reason Oakton market commentary gets messy is that different portals are measuring different things. Zillow's home value index is a model-based estimate of typical home value. Redfin's median sale price is based on closed sales during a specific period. When January closes heavier on condos and townhomes, Redfin prints $635,000. When March closes heavier on detached homes near the Oakton High School boundary, it prints $793,000. Neither month changed the underlying market. The mix changed.

Zillow's ZHVI smooths that out by modeling the whole stock, which is why it reads closer to $1.1M. Movoto's list median runs higher still, because sellers of the most expensive homes tend to sit on the market longer and stack the active pool.

The signal buyers should extract from all four numbers is directional, not literal. Zillow's Oakton page reported a typical home value around $1.10 million, a 1.2% year-over-year decline, and a median pending speed of about 5 days as of March 31, 2026. A five-day pending speed alongside a 25-day closed median tells you that well-prepared listings move fast and everything else drags the average.

Where Your Dollar Actually Lands Inside 22124

The productive question is not "what is the Oakton median." It is "which slice am I shopping." The 22124 ZIP breaks cleanly into three segments, and each has its own supply dynamic.

Condominiums generally represent the most accessible entry point into the Oakton housing market. These properties typically range between the $300,000 and $500,000 level depending on size, location, and building amenities. Buyers who want to live within the Oakton school district while maintaining a more manageable purchase price often focus their search on this segment of the market. Townhomes occupy the middle of the Oakton real estate spectrum. These homes typically fall between $550,000 and $800,000 and appeal to buyers who want additional living space without the maintenance requirements associated with larger single family homes. Many Oakton townhome communities are located near key commuter routes which adds convenience for residents working throughout Northern Virginia. Detached homes carry the rest of the range, with luxury custom builds pushing past $2M on renovated or teardown lots.

Those bands do not compete with each other. A buyer at $475,000 is not bidding against a buyer at $1.4M. But the reported "Oakton median" blends them all, which is why January's $635,000 print is a real number that describes almost no one's actual search.

Neighborhood pockets matter here too. Waples Mill Estates, Vale Park, and Berryland Farms sit in different price tiers and draw different buyer profiles, with proximity to Chain Bridge Road, Jermantown Road, Hunter Mill Road, Blake Lane, and Oak Marr shaping both commute and comps.

The Vienna Comparison Most Buyers Get Backwards

Oakton is often shopped alongside Vienna, and buyers assume the two markets track. They do not, at least not right now. Zillow's ZHVI puts Vienna at $1,192,173 and Oakton at $964,814, while Dunn Loring sits at $1,113,332 and Fairfax at $702,952. Over the three months ending May 2026, Vienna home prices were up 13.5% compared to the same period last year, selling for a median price of $1.6M. On average, homes in Vienna sell after 10 days on the market compared to 8 days last year.

Oakton's typical value fell about 1.2% year over year on the same index that showed Vienna climbing. The two markets are pricing differently because Oakton is Vienna-adjacent and often grouped with Vienna due to school strength and proximity, with typical pricing around $900K to $1.5M. It does not deliver Vienna's walkable downtown identity and is not technically Vienna. The walkable downtown premium is real, and it is priced into Vienna, not Oakton. Buyers who want the school access without paying for Church Street should be looking at Oakton on purpose, not as a consolation.

The Tax Line Most Buyers Under-Plan For

Fairfax County's real estate tax matters more here than it does in most Virginia counties, because the assessed values are high enough that a fraction of a percent turns into real money. The county lists a 2026 base real estate tax rate of $1.12 per $100 of assessed value. Real estate is assessed annually as of January 1, and taxes are paid in two installments due July 28 and December 5.

On a $1.1M assessment, that is roughly $12,300 a year, split into two bills that land in the middle of summer and the first week of December. Buyers closing in June or November should ask early who is credited for what portion of the current-year bill, because Fairfax's schedule does not line up with the way many settlement statements default to prorate.

Reading The Pending-Speed Signal Without Being Fooled

The fastest way to misread Oakton right now is to look at Zillow's five-day pending figure and conclude that everything sells in a week. The 25-day Redfin median tells the fuller story. Well-priced, well-prepared listings clear quickly. Everything else waits.

Three checks separate the two categories before you write an offer:

  1. Compare the list price against the specific micro-segment, not the ZIP. A $1.3M detached home is not competing with a $525,000 townhome, and the "Oakton average days on market" number blends both.
  2. Look at the sale-to-list ratio for the property type. A 101.5% overall ratio with 52.9% of homes selling above list means the top half of prepared listings is pulling the average up while unprepared listings sit.
  3. Check whether the listing sits inside the school boundary buyers are paying for. Oakton High School and Madison High School attendance zones are the premium, and homes that fall just outside price and pace differently even on the same road.

If you are selling in Oakton, the current market rewards precision. The seller who wins is usually not the one who simply asks the highest price. The seller who wins is the one who makes buyers believe they need to act before someone else does. That starts with pricing against active competition. Closed sales are important, but buyers do not shop against last month's closed report. They shop against what is available this week.

At the 2026 Fairfax County base rate of $1.12 per $100 of assessed value, plan on roughly $11,200 a year, billed in two installments due July 28 and December 5. Ask your agent to confirm the current assessment on the specific address, since Fairfax reassesses annually as of January 1 and the number on the listing may lag.

Does Oakton have a walkable downtown like Vienna? No. Oakton is unincorporated and organized around Oakton Village Center, Difficult Run Stream Valley Park, and nearby Nottoway Park in Vienna. Buyers who want a true downtown walk should look at Vienna proper and expect to pay for it. Buyers who want the school access and larger lots without the town-center premium are the ones Oakton is built for.
